I recently acquired my long-desired mansion in Valencia and wanted to share my experience and insights from this process. As the most exotic city in Black Desert, Valencia’s properties have always been a goal for many players.
Valencia Mansion Basic Information
Mansions in Valencia are mainly distributed in two areas: the Noble District and the Commercial District. Properties in the Noble District generally require higher contribution points, but they have superior locations closer to various convenient facilities. My personal top recommendation is the mansion at location 6-5, which not only has spacious interiors but also high Valencia property decoration potential.

Purchase Conditions Comparison
Different mansion locations have vastly different contribution point requirements and prerequisite quests. Below is a comparison of several popular mansions I’ve compiled, along with a Valencia guide:
| Property Number | Required Contribution Points | Prerequisites | Recommendation Rating |
| Mansion 6-5 | 15 points | Complete Valencia main questline | ★★★★★ |
| Villa 3-2 | 12 points | Fame Level 2 | ★★★★ |
| Estate 8-1 | 18 points | Trading Level Professional 1 | ★★★ |
| Residence 4-7 | 10 points | No special requirements | ★★★★ |
Ways to Obtain Contribution Points
Many new players get stuck at the insufficient contribution points stage. Actually, there are many ways to obtain contribution points: completing daily quests, exploring new maps, submitting knowledge to NPCs, etc. I mainly farmed repeatable quests around Valencia and spent about two weeks accumulating the 15 contribution points. Don’t even think about buying them directly with silver - that’s way too inefficient.
Practical Value of Mansions
The most direct benefit after purchasing a mansion is being able to place numerous furniture pieces and life skill facilities. I’ve installed an advanced alchemy station, cooking station, and several warehouse managers inside. Especially the alchemy station - it’s incredibly convenient when doing desert trading in Valencia, allowing you to craft various potions and supplies on-site. Additionally, if you achieve a high decoration score for your mansion, you can receive extra daily buff bonuses.
While Valencia mansions require significant upfront investment, they’re absolutely worth it in the long run. If you frequently operate in the desert region or enjoy housing decoration gameplay, as detailed at the Valencia entrance, this investment definitely won’t disappoint you. Feel free to share any questions in the comments section, and I’ll do my best to answer them.
